It’s a great time to be a milk-tea fan. Aside from your favorite chains, many new players are joining the fray. Most of these chains focus on Taiwanese milk tea—after all, the island-country is considered the birthplace of the drink. But there are many different kinds of milk teas, and the newest kid on the block, Oh My Tea on Maginhawa Street, offers not just Taiwanese milk tea but also its Thai counterpart.
This is no surprise as owner Ryan Honoras got the idea for his own shop during a visit to the Land of Smiles. ”We met a friend who has a milk-tea shop in Thailand,” recounts Honoras. “I wanted to bring them here but he told me marami pang kailangang ayusin. So he said, ‘Why don’t you just use my recipe?’ He even suggested the name ‘Oh My Tea.’”
Honoras may have started with Thai milk tea, but he soon added Taiwanese milk tea to his arsenal by taking classes. “My partner and I attended a crash course in bubble-tea making in Taiwan,” he shares. “Soon we’ll come up with brown-sugar pearls and syrups as well.”

The tea and milk concoction known for its seabed of chewy tapioca pearls has been around Hong Kong for more than a decade. But it’s being colourfully reinvented for a new generation of fad-hungry, selfie-snapping customers.
The once bland pearls can now bounce about a cup in a rainbow of hues. Eye-catching patterns of ingredients include tiger stripes made of brown sugar. The ever-growing choices of unconventional toppings include creamy cheese. And chic indoor cafes are taking on grab-and-go street shops.
The drink’s fresh look explains the legion of new fans queued up along Hong Kong’s often brutally steamy sidewalks.
It also hints at the wave of new bubble tea shops preparing to open here, some branches of established local businesses hungry to expand, and others from operators in Taiwan, Beijing and other cities where bubble tea is also in vogue.
“One of the reasons I come is because I can take a picture and post it on social media, to show people that I am drinking this,” said Jan Cheung, a 26-year-old office worker standing in a long queue at the trendy Tiger Sugar shop near Causeway Bay’s upscale Times Square shopping complex.

Fall is just around the corner, which can only mean one thing: New York’s real estate market is about to pick up, and quickly.
And of course, that can only mean one thing for real estate aficionados: It’s time to look at the many, many, many rentals that will be hitting New York’s real estate market in the next few months. Across more than a dozen developments, there are apartments for rent in some of the city’s most anticipated megaprojects, along with under-the-radar outer-borough buildings and “affordable” apartments.
It’s a lot to take in, and as always, if we missed anything, the tipline is right this way. And for condos, head right this way.
Developments are listed geographically, starting at Manhattan’s southern tip and continuing north, then through the Bronx, Queens, Brooklyn, Staten Island, and New Jersey.
1. 440 Washington Street

In 2015, developer Ponte Equities unveiled plans to replace the site of a Hurricane Sandy-ravaged rent-stabilized building at 440 Washington Street with an 11-story residential building. That 49-unit rental, designed by OCV Architects, is finally set to debut in the first quarter of 2019, and will include one- through three-bedroom apartments. Sorry, pricing has yet to be released, but we do know the Tribeca building will have amenities like a gym, bicycle storage, and a rooftop terrace.
2. The Essex

Another piece of the Essex Crossing megaproject is coming into focus: The rental at 125 Delancey Street, now known as the Essex, will begin leasing in September. This particular building will be home to 195 rentals—98 of which are deemed “affordable”—with pricing on the market-rate rentals starting at the mid-$3,000s. In addition to the typical amenities (common spaces, a fitness room, and the like), the building will be home to a new Regal Cinemas movie theater, as well as the new Essex Street Market and a part of the Market Line.
